Project Description
The proposed project consists of a single 6-story residential building, containing 40 rental-affordable dwelling units, made up of (10) one-bedroom dwelling units, (25) two-bedroom dwelling units, and (5) three-bedroom dwelling units.

The residential portion of the building is positioned above the Ground Floor with tenant amenities, a Building Lobby, and a dedicated parking lot for the building. The project site is located in Humboldt Park at the southwest corner of North California Avenue and Crystal Street and is also bound by a 16 ft. Public Alley to the East. Currently, the site is vacant. The building’s main residential entrance is planned to be accessed from North California Avenue on the west side of the building with another entrance to the building planned for access from the two parking areas. The entrance location will anchor the corner and activate the pedestrian experience.

The project is currently designed to include a conventional 42″ deep concrete spread footing Foundation System pending further Soil Investigation. Conventional reinforced slab-on-grade concrete is planned for the Ground Floor. The 2nd-floor podium will be supported by Noncombustible exterior bearing walls with steel beams and joists and, a metal deck while the 3rd-roof will have noncombustible exterior bearing walls with an open web wood joist floor system, with a 1 1/2″-2″ concrete topping supported on cold-formed metal walls.
